General Information
Rules and Regulations

We do business in accordance with the Federal Fair Housing Law. It is illegal to discriminate against any person because of Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.

All tenants have a right to the undisturbed use and peaceful occupation and enjoyment of their home. Nuisances, for example, odors, conduct, and noise that interfere with another's quiet enjoyment is prohibited and will be addressed equally and promptly.

The terms and conditions of the Rules and Regulations are expressly incorporated into the provisions of the Lease Agreement. They have been adopted to secure your comfort and safety, while maintaining a quality living environment. Your adherence to these Rules and Regulations is required and will be equally enforced. Tenant(s) will be held accountable for the supervision and conduct of household members, guests, and visitors. All Tenants and Roommates are jointly and severally liable for adhering to the terms and conditions of these Rules and Regulations.

Violation of any Rules and Regulations or Lease Agreement may result in the termination of tenancy. Violation to any Federal, State or County Law or Local Regulation or Ordinance may be cause for immediate eviction.

Landlord has the right to determine what is permitted, what is unsightly or what is proper. Further, Landlord may withhold consent for any reason - The Landlord has the sole and absolute discretion.

General Information

  1. OFFICE HOURS

    We can be reached 24 hours/day by calling (843) 669-2246. Office hours are Monday thru Friday from 8:00am - 6:00pm, excluding posted holidays. We will respond only to emergencies outside of the regular business hours

  2. RENTS

    Rents are due on the first of each month. Non-renewal of tenancy, whether provided by Tenant or Landlord, must still pay for the full month. Prorated overpaid rent will be returned to Tenant upon the full and faithful performance by Tenant of all terms and conditions of the Rental Agreement. Rents must be paid by personal check, bank cashier or certified check, or money order. Rents will only be accepted from Tenant. Payments will only be accepted from a leaseholder.

  3. OCCUPANCY/USE

    Apartments are for private, permanent residential use only. No person other than those listed on the Rental Agreement may reside on the premises. No adding or changing occupants without obtaining prior written office consent is allowed. It is a fraudulent misrepresentation and a breach of the Rental Lease to rent Premises to someone other than yourself.

    Occupancy is limited to a maximum of four ( 4 ) people per apartment with not more than two ( 2 ) of those maximum four ( 4 ) occupants permitted as a roommate. A roommate is defined as an occupant, other than a minor child, who is not named as a Tenant on the Rental Agreement but has received the approval to reside in the premises from the Landlord in writing.

    Tenant shall not assign, sublet, rent, host, or allow any other person to occupy the premises to any other person without the Landlord's prior written approval.

    An overnight "guest" of more than ten ( 10 ) days, consecutive or not, within any 60-day period must apply for residency. Extended guests or unapproved occupants are cause for immediate eviction.

    Working from home/remote working is permitted if the job functions predominantly require the use of telecommunication tools such as computer/tablet, telephone, or video.

  4. PEST CONTROL

    Monthly Pest inspection and pesticide application is MANDATORY. A pest control specialist will knock and announce his presence but if there is no timely answer, he will enter. If the Pest Control Technician is unable to gain access to your apartment or is otherwise unable to complete service a $100.00 rescheduling fee will be assessed.
    Resident Initials                

    The tenant is responsible for reporting pests immediately. Recurrent pest infestations due to Tenant's failure to keep premises clean and tidy will result in additional treatments at the cost to the tenant. Landlord is not responsible for extermination of pests brought into the premises by Tenant.

    The air conditioning filter will be inspected and replaced by Landlord as necessary during the monthly pest control service. Tenant is not permitted to replace the air filter.

Life & Safety Requirements

  1. APPLIANCES

    The addition of any appliances including heaters are prohibited. The electrical system is designed for the current configuration. Overloading the current system may result in damage. If you would like to add an appliance, contact the office. The office can advise if the addition will overload the current electrical system based on location and appliance requirements.

  2. EGRESS

    It is prohibited to place any items in the breezeways or common areas. The local fire code requires unobstructed pathways in case of fire or emergency. Additionally, all exits including windows and doors must remain clear.

  3. MAINTAINING OF PRIVATE AND COMMON AREAS

    It is required to maintain apartments and common areas in a clean and sanitary condition free of trash, debris, and hazardous chemicals. Upon lease expiration, it is required apartments be returned to Habitat in the same condition as received. This includes the exterior of the entry door, balcony and inside the apartment. Trash is never to be placed on balconies and any fluids leaking from vehicles must be reported to the office immediately. Common areas are to be kept free of water hoses, toys, grills etc. Failure to maintain a sanitary apartment, common area or report hazardous leaks may result in charges and/or non-renewal of the lease.

    The dumpsters are for residents only. Only household trash is permitted - ALL OTHER ITEMS ARE PROHIBITED. Furniture, appliances, electronics, etc. can be disposed at the Florence County Recycling Center located at:

  4. FIRE SAFETY

    Any open flame or burning of material (candles, incense, etc.) within an apartment or common area is prohibited. Storage of flammable materials are prohibited on Habitat 2000 Property. The local fire code requires grills be placed 10 feet from any structure.

  5. WEAPONS

    All weapons are required to be handled safely and stored using best practices.

  6. UTILITIES

    Utilities must remain on during the lease. It is the responsibility of the tenant to condition the apartment to avoid the creation of condensation or mold. It is recommended to maintain the temperature between 68 and 78 degrees. Conditioning the apartment outside of this range may result in damage to the structure. The tenant is responsible for any damage resulting from allowing the unit to be excessively cold or excessively hot.

    In the event a tenant will be leaving the unit vacant (short or long), please contact the office so we can assist with best practices during your absence.

Alterations to Apartment or Common Areas

  1. ALTERATIONS

    Any alteration within the apartment or common area that results in a repair being required to return the property to "as received" condition is prohibited. It is never permissible to affix any item to the outside structure or drills holes. Exceptions will be considered within the apartment provided permission is received from Habitat 2000 Management.

    Temporary/Seasonal (cosmetic) alterations are allowed provided no damage results and adhesives remove easily (i.e., Command Strips). All other alterations are prohibited.

    Alterations of any Habitat property is prohibited (i.e., locks, blinds, screens).

    Alterations that are requested on basis of a reasonable accommodation will be considered. Please make the request to the Habitat 2000 Office.

    The balcony enables tenants to enjoy the outside without leaving the apartment. To ensure continued quiet enjoyment, unaccompanied pets are prohibited from the balcony. Only APPROVED patio furniture is permitted - NO OTHER ITEMS ARE PERMITTED. If you have any questions, please contact the Habitat 2000 office.

Vehicles

  1. VEHICLE REQUIREMENTS

    All tenants must provide a current driver's license and tag number. Each resident may have two ( 2 ) vehicles with a maximum of four ( 4 ) per lease agreement. All vehicles must be licensed and registered. Habitat 2000 provides a primary & overflow parking permit that must be displayed on the windshield near the steering wheel. Only a resident with a primary parking permit may park in front of the building. All others with overflow parking permit, must park in overflow parking. There is a $5.00 charge for lost or damaged permits. At lease end all permits must be returned.

  2. COMMERCIAL AND RECREATIONAL VEHICLES

    All commercial, recreational vehicles, and storage containers (Pods, U-Box, etc.) are prohibited.

  3. INOPERABLE VEHICLES

    All inoperable vehicles must be reported to the office immediately and must be repaired as soon as possible. Repairing vehicles on Habitat 2000 property is prohibited.

    Inoperable vehicles left in excess of ten ( 10 ) days are subject to being tagged and towed at owner's expense.

  4. WASHING OF VEHICLES

    It is permissible to hand-wash a personal vehicle. Professional services are prohibited.

PROVISIONS SEVERABLE

If any term or condition of these Rules and Regulations shall, to any extent, be construed invalid or unenforceable, the remainder shall not be affected thereby and shall be remain valid, in effect, and be enforced to the fullest extent permitted by law.

Landlord reserves the right to change any of the foregoing rules by rescinding or amending, or to make such other rules and regulations as are deemed necessary to provide for the comfort and convenience of all tenants, and for the safety, care, proper maintenance and cleanliness of the premises.
